NSW Multiple tenants on lease

    When there are multiple tenants on lease, if one of the tenants fall behind on the rent, are the rest of the tenants on the lease liable to cover the remaining rent? Likewise for damages, when they vacate, if there are any damages, who is responsible if there are multiple parties involved?

    Everyone named on the lease is responsible for the rent. They may have an internal arrangement where two pay one person and that one pays the total, but if one stops paying it doesn't mean the other two say to you "sorry, Jack isn't paying, so here is our two-thirds share".

    And same for damages. Everyone on the lease is responsible.

    No such thing as one getting behind or one doing damage. Assuming it’s a residential lease and not a rooming house , one lease one liability.

    Have a read of page 25/26 of "Renting a home: a guide for tenants": Renting a home: a guide for tenants

    "Co-tenancy In a co-tenancy, every tenant signs the tenancy agreement and all names appear on the bond lodgment form. Usually, the bond amount is divided equally among all tenants. However, each tenant is responsible for the full amount of the bond, not just their share...Remember: In a co-tenancy, any one individual can be held responsible for the actions of all the tenants if, for example, rent is owing or the property has been damaged."
