I have an IP in QLD and currently has a split system to the main living area and also the master bedroom. The tenants have requested air con in the remaining 3 bedrooms and am considering different options.

I have come across multi head split systems and also cassette type systems (i suppose a separate split could also be place in each of the rooms).

What are the pro's and cons of each of the units?
Is there anything I need to watch out for?

    Thanks.

I would have a split system in each room.
Are the tenants going to pay additional rent to cover the cost of installation?
With additional units you might also have to upgrade your switch board unless you have three phase power.

Thanks for the reply. Are you refering to stand alone splits in each room or a multi head split, using 1 condenser outside?

In terms of rent, I'd increase it by $30/week (ie $10 per each room with A/C) - what do you think?

Have you asked them if they are prepared to pay an extra $30 per week. I think it is a fair rent increase considering the cost of three extra air-conditioners but they may decide they don't want to pay that much. How does that increase compare to other similar houses currently for rent with air-con? If your extra $30 per week pushes them over what they would pay for a similar house that already has air, you may lose them.

Why multi-head? Is lack of space for outdoor unit an issue?
I would go for a standard splits, ie 1 indoor unit + 1 outdoor unit. At least that way they are independent of each other.

multi can be a bit cheaper to install however it is somewhat putting your eggs in one basket, if it breaks then you loose them all.

Thanks for the replies so far.

Can anyone recommend a good (price & quality) air con installer in Brisbane?
    (ideally located towards the east/bayside)

I'm not sure if that's the case. Cheapest installs are the back to back installs. Longer runs means more copper = more $$$. I can't see a multihead being cheaper than a back to back install.

    Wall brackets are $50-$100.
