    G'day,

A friend of mine pointed me to this forum from Canberra.

Have to move to BNE for work in the next 2-3 weeks. I am completely new to BNE and the plan is to move into the city for a few weeks whilst I look at the right suburbs to move into.

My intent is to buy a 2-3 bedroom townhouse/small house in a growing or well established suburb with a budget of up to 400-450K. Will this be a possibility?

In future, I am hoping that this will be a potential IP, so a good suburb to bring up two young kids is also important (single dad with 2 kids).

Any help would really be appreciated, any thoughts of good suburbs and also the suburbs to stay away from.

    Thank you so much.

    Xavier.

Ouch good luck buying a small home for that much in an established suburb.

Thanks for your input Ariyuahn.I did say "growing" as well prior to established :)

Perhaps "upcoming", "potential" can also be added to that.

We were looking to move to Brisbane initially. We had the same budget as yourself. We could not find much unfortunately. in terms of a free standing home. We found that Townhouses were going to be our main option. I could not bring myself to buy a townhouse because I wanted to build a basketball court for my kids. I actually ended up settling in FNQ. Obviously your case is different due to your work. I could be wrong and perhaps other more experienced posters will offer some guidance but I think 500-550K might put you in a better position if I am honest.

Where will you be working? In the CBD?

Working in the city, very happy to commute. 40-60mins from the city is perfectly fine.

    Welcome !

I would look towards renting to get a proper feel for different suburbs and the general layout of Brisbane, but I guess you maybe want to get in before/if prices rise further.

I rented for a few years before deciding where I wanted to truly live, by then the previous boom was mostly over anyhow, so prices had stabilised.

Free standing houses are out for that sort of budget now unfortunately... maybe Ipswich or out that way there will be some. There is a train-line to the city, so you can commute.

For that sort of price there will be more options for a townhouse in Logan area.. slacks creek.. runcorn.. underwood.

As usual, price is usually a good indicator. Some suburbs in Logan LCA can be rough.

You can probably still get a free-standing house on 600m2+ in Ipswich for under $450k... maybe even walking distance to the train if you're lucky.

Is it your choice to relocate or are you "being" relocated by work ?
Any chance of work putting you in a rental for 6 months (so you can save a few more $$'s) ?

From a direct contact I met who used to live in Brisbane 5 years ago, he said generally North Side is better compared to South? And defn stay away from areas like Goodna, Logan etc due to the demographics.

I had a look up North and there are some suburbs that is still under 450K, the prob is I am not sure what they are like. Looked at places near NorthLakes etc.

    Thoughts?

    Thank you.

Could you please list the suburbs that are NOT recommended up North?

    Thank you.

There is nothing wrong with bundamba ..I know 2 people that recently over the past six months both work in the CBD bought good flood free houses on very good zoning ..
The only other suburb in that price range town house wise would be moorooka that has everything also ..
I don't know the North side at all everytime I go over the bridge I get lost.

If it is Townhouses try Petrie...Strathpine. Have trains and up and coming with suburbia feel.

    Also parts of Oxley

You better educate yourself. Logan has suburbs approaching $800k+ now. Plenty of EXCELLENT suburbs in Logan. There are 70 of them. Start researching.....

I'd rather stay in Logan than Ipswich ANY ANY day of the week by a country mile.

If you can get something for around $500k in North Lakes / Mango Hill / Surrounds, that would be a good option. Everything you'll ever need within the suburbs from retail to entertainment, handy for Redcliffe, Bribie & the Sunny, and easy 40min train ride into CBD. Some decent schools around the area as well.
