    Please alter mine - 650 max. Shouldn't reach 7. I won't be surprised if its more like 620-630.

    Crewe St was the old unofficial border between the good side, and the bad/housing commission side (still is in a way).

    This is a renovated hardiplank/post war, no?. It's nice enough, but doesn't justify 700 imo.

    Eyre St is a cracker, especially if you get on the higher side with an outlook

    Yeah.. thinking about it a bit more probably closer to $675k , was looking a bit and some in Holland Park is going for mid 6's.

    Renno'ed house in the cheaper area just went for $600's.. Things are changing quite quickly.

    I'd say yes, Post War QHC from the early to mid 50's (similar in design to T-97 here) you can spot the standard back door sans faux stained glass Cockatoo at the beginning too.

    It's tidy enough but to me it's a lot to pay for what is ultimately a KD&R.

    Put me down for $692 :)

    The post war chamferboard from the 60's is holding it back.. Replace it with nasty fc sheet with a trendy colour and it would prob fetch a lot more.

    Fibre cement sheeting? Used on a lot of new builds which seem to still get the $1m+ price tag..

    What am I missing with this property? This is telling me why I can't secure a buy. I think it's worth 10% less than the rest of you

    Actually Bran, I think you might be the closest. I was a bit hasty in my prediction. But after 5 min of actually looking into it a bit more, I think may have over estimated. If I could change it I'd say 660-680 max. If it goes over 680 id be very surprised and would have to wonder if there is something special about it that i can't see. (Like what you're saying) There are bigger blocks with similar houses under 700 that sold last 6 weeks or so. So you might be closer than you think. ;)

    It's easy for me. I have a similar house on an LMR block in the same suburb, but with views, and I know what mine is worth :) But if a few of these sell for 700+, I'm laughing. I declined an offer for 680 a few months ago

    This one is going to come down to how people get emotionally involved.

    If one party falls in love, it'll be an insignificant sale price.

    If two (or more) fall for it, there's going to be a ridiculous result.

    Nature of the beast.

    Owner occupiers don't assign much value to extra land here so a "nice" house on a small lot can fetch as much as a decent house on twice the land if the right people are looking at the right time.

    Hence my prediction. But like you said, we'll need those emotions to kick in and a nice bidding war!
