    Hey @Whitecat

    The bathroom is still original, however the previous owners kept it in immaculate condition so we decided to leave it as is with the budget we had. If the funds where available I would have loved to do the bathroom. We secured a good tenant for the property, if/when they move out we will look at renovating the bathroom then.

    Wowsers - that's a lot of $$$ for a small lot of land!

    I've been in Brisbane for a few days (went and did some diving in Stradbroke Island - absolutely incredible!). On the train back from Cleveland to the city I got a sense of how much the Mount Gravatt, Mount Gravatt East, Coorparoo, Holland Park etc. areas are building upwards and also houses going through renovation. So many I passed by on the train have scaffolding around them and beautification works half-done. A lot of change in the area; gives it the feel that a more 'money' is moving in to it.

    Houses especially. The reno's are not being done to investor grade, but rather owner-occupier 'bells and whistles' grade - another indication of I guess an affluent gentrification of sorts in the area.

    Does anyone on the ground know how townhouses (not new builds) in MGE are going in CG, with all the unit building in Brissy? House prices seem to be going up, but harder to get clarity on townhouses.

    Yes they ate doing quite well. Obviously the bigger the better, location / access to public transport is a big plus.
    Their performance is closer to free-standing houses than apartments.

    I'd really stick to a home vs TH if both are viable options for you.

    100% . Many ppl who bought reno/dev deals a few years ago for great prices are really capitalising now. I only see this type of market getting stronger over the next 3 years. I've been itching to start my splitter devs but I think its slightly early, I wanna make sure i lock in as much upside as possible. Higher end TH close to the cbd are selling well. We just sold our last one otp for top dollar.

    Yeah agreed better option if we could have. Learnt that along the way. Wouldn't have been able to buy that close in and need the yield. We have one in MGE so was keen to see how they're going.

    Usually towngouses have a better location than free-standing houses. So it's not a clear decision I would think...and the houses that do have the location - they will almost certainly be priced in.

    Ditto - I'm sitting tight on 2 in MGE ... for now.
    Haven't had anything revalued for a while and not following the market other than asking an agent friend periodically. He thinks I could sell my cheapie for about 25-30% more than I paid 18 months ago
