    anyone interested in a townhouse site/development in Murrumba Downs?
    this property
    I don't know if it's a profitable site or not, so you need to do your own DD.
    me thinks, the Agent does not know it's MUD site, but advertised it as a regular 'build 1 dwelling' type site, hence could negotiate further down?

    has anyone develop under the MBRC new planning rule?
    Maybe investigate what a site can/cannot do under NG and Urban zoning?
    perhaps a duplex build or splitter?
    I know @wombat777 investigated on his urban site... what about others?

    I think you will find a duplex build or splitter is not possible. The site densities in Urban Zoning are unable to allow it.

    The information below is only indicative, however is based on planning advice and concepts.
    • From concepts for my 455sqm site ( Urban Neighbourhood ) I know I should be able to get 3-4 townhouses ( with party walls ) or 8 units in a low-rise.
    • On my 602sqm site I would think I could comfortably get 3-5 townhouses or up to perhaps 12 units in a low-rise.
    DYOR. Read the codes. Seek professional planning advice.

    I can't picture MUD on a 455m2, though 3-5 t/h on 600m2 is your typical BCC type of LMR development....i understand the urban encourages high density development.
    wondering would a 400-500m2 NG site allows a duplex or 3 t/h..
    haven't explored MBRC planning for a while.
    Have you capture any alert people submit plannings?

    I'm only monitoring DAs within 2km of my two sites. You could trawl for DAs. A while since I have done that.

    I am cogitating loosely :D on a duplex in MB. Next gen. Max 12m high. If 3 stories, top 2 would have water views. If 4 stories (bottom parking) then possibly all 3 living would have some views. In either case, I'd go flat on top and have a great viewing platform at 12m off the ground :).

    But really I'm not convinced the peninsular is ready for it yet - the price difference doesn't appear to be there between houses and duplexes (and units), versus build costs. A 10m frontage doesn't help either :confused:, so only about 4m each side. I'll keep my powder dry for now and accept the avg yield.
