    Hello guys.

    I want to to buy a family house ina good suburb and with potential of capital growth in Perth. I have 3.5 kids lol.
    Ages 12. 10 7 and last one in the way. Lol

    Please guide me .

    I want to spend around 800 to million. And paying in cash.

    Kindly suggest.

    For a PPOR (with sensible hat on) I think it's a great time. Whilst capital growth can never be guaranteed you are looking at a very low risk of overpaying or your dwelling losing value if you buy smart.

    So I wouldn't be using that money to buy something more than 10km from city and I would look to school zones or where your kids currently go to school to work out your needs.

    Your 12yo would already be at high school - where are they going and would you want to move from close to that?

    Personally if you are going public high then I would go for Churchlands/Mt Lawley and/or Shenton zones. Some of those will become the Inner City College but they have to finish building it first and will open to year 7 in 2020 and then expand each year. I suspect it will become a very sort after school which will positively affect houses in those areas.

    For $800-1m you can find some fixer uppers in Mt Hawthorn, Inglewood, North Perth, Leederville, West Leederville, Subiaco etc etc

    Thanks for the reply. I am currently working overseas and kids will be enrolled in a place where I buy new peoprty. Previously they were studying in queenspark as we used to live there. My wife does not like the school so we want to buy in good suburb.

    Is your wife open to buying something that needs renovation?

    There are plenty of 3 bedroom houses in your price bracket but I'm guessing you'll be wanting 4 bedrooms at least. If you can buy a fixer upper 3 bedder for $800k and use the rest of your budget to extend then you might be onto a winner.

    What’s important?

    I’ve lived from albany in the south to Geraldton in the north and Narrogin in the east.

    All have been great suburbs in their own way.

    Ok. You’ve narrowed it right down.

    I would definitely suggest either Albany or Geraldton. Depending on what weather you prefer.

    Rossmoyne? Many of the inner ring suburbs will fit the bill. How far from work is acceptable?

    With your budget you can buy an entry level home in the western suburbs.

    People will always want to be close to the beach and not commute long to work. And the western suburbs will always have that advantage - the beach is not moving and neither is the cbd.

    Other areas are great for lifestyle as well. But entry level western suburbs (ex apartments) would be my advice - Wembley, Leederville, Shenton Park.

    It will be a small block. So your kids will be social kids - they will want to go to their mates house as your are squished in.

    My dad grew up in a two by one with a converted sleep out in a family of 7.

    I would rent for 6-12 months in Perth

    Too many choices, get to know Perth again, work out what lifestyle will best suit you/your family

    Give yourself time to understand the market, there is absolutely no rush. Work out what represents good value and where are the best schools etc and potential for growth suburbs

    Hit up @Andrew Hancock he has a 4 bed in carine. Negotiate and dont pay a real estate agent 22k to do the paperwork. Use the extra funds to add in that extra bathroom which has structure in place.
