Hello guys, actually I’ve just found a townhouse at Merrylands which is not at the frontside of the complex. Just at the backside and 2 storeys but has got no views basically because they are surrounded by other townhouses This is the only thing. 15 mins from train. If i offer 500k is that fine? They said they already got 530k not sure if that’s true. I don’t have much idea about merrylands but the location is good and stock land merrylands and parks around. Built in 2014. Just toilet and stove needs cleaning. Backyard very very small. No frontyard. 2bed 1bath 1toilet 1 garage. Please if you could send some suggestions and any links that’d be really helpful I haven’t put an offer yet. Really time pressed and stressful. Council levies: $284pq | Water levies: $150.22pq | Strata levies: $534.33pq Total 15 townhouses in complex. They are built just with each other no gap between walls. thank you guys in advanced
What are you basing 500k on? Why would you want to buy in an area you don't know at all? Have you at least searched some sold prices, and current advertised prices, to get an idea of what it might sell for?
I searched actually other properties nearby. Lendi.com free property evaluation says 530k. Because: - the land size is so small basically except that v v small courtyard nothing else. - 15 townhouses in one complex I think lessens property value - the property has no natural window view
The property was listed 210days ago. There is an open inspection where they said 10-15 people is gonna come. 450k. Would I get any reply if the offer is too low? I don’t know if domain sale reports are true, but the sold prices of properties median is 540k. Though in my opinion I don’t think it doesn’t align with this property .
One question: If there’s no gap between townhouses building is it less valued? Or what’s the disadvantage of that?
To me, if it's not sold in 210 days , then the vendor is having a lot of trouble selling it. That doesn't matter. If no reply then I'd ring the agent and start asking questions. Maybe a revised offer is needed. I think the sale reports are pretty accurate. What are the neighbours like in the complex? Friendly? Welcoming? Crims? Check it out. Would you want to live there. I think freestanding is better than "no gap" and worth more in my opinion. You're not sharing a wall. The whole building is yours. If you got "no gap" and your neighbour is a budding tennis player who decides to slam a tennis ball against the common wall, well you are certainly going to hear it
i offered less than 490k as datto suggested and the agent said thanks we’ll keep you updated of other properties within your budget what do I say after that? Should i just put my best price instead?
