    Yes, that's correct Melbournian.... It is around $700 annual fee for the estate.... And in return provides membership to the Gym,tennis court, swimming pool (very small one) and Community Centre....

    @AusMover I remember looking at alamanda years ago. back then featherbrook estate was only around 100-120k for 450sqm

    What is it worth now?

    Villawood's Geelong estate is also very popular...I suspect it will be even more popular after the Clubhouse is put in mid next year.....I built a Porter Davis Vienna product for 336k...I expect to get 380-400pw in rent.

    Land 450sqm odd u're looking at close to 300-350k or more. Porter Davis is high end @sash . How many devs u got running in Melbourne ? U seem to have a lot for an interstate person

    Yes, I think all cities will follow the way Sydney was, I have seen this all before.

    With the housing, no, we have it in Sydney too in some councils, but your wall would be on a boundary, so in effect each place would have a walkway or year on the opposite side, what I saw is like homes mirror imaged with wall facing a wall but not attached (like a duplex, but no party wall) and when you do this with say six lots next to each other it looks odd......I was looking and wondering how you get something out from that small space.....lol.... better with no gap IMO

    Only the garage is on the boundary...the otherside has the standard 1.25 gap and a gate for access to the backyard. Also have door at the back of the garage for access to the backyard.

    Feells like a house..most see no difference...

    Sash - I'm not following that particular market so won't comment, but I'm curious about your new builds there (or anywhere really). Do you choose all the colours, fittings etc, for each one or just give them a template you use across all of them?

    @sash I'm scoping for sub div site in inner west and another one not sure yet whether it is another land. If I get another Land I hope to go with Dennis family when they have that 99k special again. I'll retrofit the extras and it would pretty cheap build.

    Yes I do...believe it or not..I love picking the colors and materials. I am getting better at tricking up the builds for a lower cost. I kind have a template but here it is:

    Fittings:
    1. 900mm overs/ cooktops
    2. Stone benchtops in the kitchens
    3. Cooling - preferably ducted ...even if evaporative
    4. Downlights to living
    5. Wardrobes in all minor bedrooms..WIR in main
    6. Dishwasher
    7. Overhead cabinets in the kitchen (you will not believe how many builders make this an extra)
    8. Blinds ..preferably blockout
    9. Mixer tapware
    10. Landings or Alfrescos to the backyards
    12. Low maintenance landscaping with stones in back and front...where possible I will use artifical grass (high end stuff)

    Colors:
    1. Brick - I feel that red and tan bricks cheapen the home. I like the browns or darker bricks..you will pay more but worth it for resale
    2. Render - I use a combination of Dune or Greys
    3. Door/Garage doors - like darker greys
    4. Windows - surfmist
    5. Roof - elabana, barramundi - dark grey..charcoal look
    6. Floors - tiles mocha or mid browns or dark laminate flooring
    7. Walls - surf mist or a vivid white depending on the color of floor. Don't do feature walls.
    8. Celings - white
    9. Bathroom tiles - mocha or cappuchino both on walls and floor with metal white bath. Dark wood look for vanity. Sometime will use white for tiles.
    10. Carpets - light mocha or cappuchino color

    Obviously this to individual tastes but the tenants seem to like the houses I put together....

    True stick to what works.i also put for fittings 12. Stones (saves on landscape and reduces possiblity of slab heave).
    Colors 1. i use combo brick and lightweight cladding concrete panels - hebel (then again the last ones i did were non-volume builders). the ones i did 3 of them were all side by side to each other so have to change colours to match them out

    The next ones if i go ahead i going to put in solar (i feel it might be a big incentive for tenants who want a place that has no or low utility bills.)

    For sure @sash let's see what size block i can get - i hope to do a 3x2x2. if you do more they will either reduce price or throw in freebies.

    Yes..a 3x2x2 about 17 sq is all I can do in the block I secured.

    The other one will probably fit a small 4x2x2...19-22 sq home. Will look into that...also.

    That's good. I bought in Hamlyn Heights 16 months ago. Hasn't moved yet so the next 2 years might see some gains.

    What about the new estate Cloverton on the north it's fairly new massive master plan do you think purchasing a H and L would be worth it in the long run?
