    Hi

    I live in Melbourne and have a family home to sell in Seaview Downs, SA.

    It sits on 1300sqm+ block, with views, and before I sign an agent to sell the property I'd like to work out the potential of the site for redevelopment.

    I've spoken with the Marion Council and because the house is on a 1 to 8 slope there are site restrictions.

    Is there anyone here who's across recent Council's Development Panel rulings and/or near-future opportunities to subdivide land in the escarpment zone.

    Hi Rosemary

    That's just around the corner from where we live! You'll want to have a read of http://www.dpti.sa.gov.au/__data/assets/pdf_file/0007/247633/Marion_Council_Development_Plan.pdf , specifically the Policy 11 section (as this is where you'll be located). It specifies the rules for sites between 1 in 5 and 1 in 10 gradient - being the size that you have i think there'll still be plenty of options available to you.

    DT you asked me what I thought. Like anything document Section 11 is clear until it comes to being interpreted. My property fits some dimensions and is only slightly under (<1m) on others.

    Nothing is black and white....I'll wait to see what Xenia, and any other developers in here, say.

    If it fits some parts and not others it can still be accepted. Your best bet might be to talk to a private certifier or surveyor that can present it to council in best possible way. The one i used was Sawley Lock.

    It's not looking promising for redevelopment/subdivision of the site at this time.

    The best guess is that the Minister is 6 months away from making his decision.
