Hello all, need some opinion on this two suburb comparison. I work in the city and looking to upgrade mostly south of the river. In my budget i can get a new house on a bigger block of land in Piara waters. and, a older house in Manning. Piara Water gives more school options and Manning more river side living, which suburb is better for a growing family ?
Surely Manning is way superior any day of the week. It's not even close. I'm surprised the prices are comparable even?

Maybe personal PPOR tastes comes into it, but it otherwise seems obvious is the better financial choice.
Investment potential. Manning Location, location, location. Buy crappiest house in the best suburb or on best street you can afford. If you just want a nice place to live buy what you like.
Suburb vs suburb, easily Manning, there is no comparison. Manning is a riverside suburb, not far from the CBD, close to transport links, university, cafes / restaurants, etc. If you work in the city, then it is an easier commute than Piara Waters. Manning would have more growth potential. Piara Waters is another generic newish estate suburb further away. If you want a nicer PPOR and that's more important to you, then go for it.
Some of the important aspects to buying a good property are 1. Location 2. Demand (current or future) 3. Scarcity 4. land content (we like the land content to be 60-70% of the total value) Manning covers all of these, not even a comparison in my opinion
People are forgetting the demograpic factors. Piara Waters has a large Asian population who will pay well for nicely appointed modern homes.
Not sure that place in Manning is going for anywhere near $700K in 2021... maybe replace the 7 with a 9
