Managing difficult tenants

    You need to provide:
    • Copies of the lease
    • Letters to tenant regarding default (& previous defaults)
    • termination notice
    • Rental ledger including paid from/to for each period
    • Copy of bond receipt

    Also Use a Written time line.
    In point form ( so its easy for the adjudicator to flick through)
    eg.
    . 14/ 4/16 pm.arrears arrears txt sent
    no response
    .16/4/16 arrears email sent
    no response.
    .22/4/16 etc

    Wear business clothes, have a drink of water before you start.
    Carry a folder or brief case, with spare paper in it to write comments and counter arguments. Pencil and pen.
    Before you send your docs to Tribunal
    Read your copy of the lease.
    Go through it paragraph by paragraph.
    All the places where the breaches have occurred need to be documented
    ( again use point form)
    state the time and date when it was breached.
    While you are waiting to go into tribunal read your documents..

    The tenant has offered a repayment plan which would repay the amount outstanding in about 6 weeks. That's a fairly long time, does anyone have any thoughts/feedback on an appropriate structure for a repayment plan that's constructive for the landlord?

    Go to the tribunal still. If they turn up, its very likely they'll get a payment plan that way. Its better through the official channels so that its a proper order. If they then break that order you've got some recourse.
