Making an offer before Sec 32 Ready

    I’m a first home buyer looking to buy a PPOR. Today I saw a property I’m interested in. The REA told me there have already been 2 (verbal) offers made for the property, even though the Sec 32 won’t be ready until next week. He also told me the price these people have offered, which are on the lower end of the advertised price range.

    Why would someone make a verbal offer on a property before having a conveyancer looking over the Sec 32? This sounds fishy to me.

    I’m well aware that as a first time buyer I’m inexperienced, and don’t want to fall for REA tricks, such as creating a false sense of urgency/competition so I’ll make an offer ASAP. Should I take this information with a grain of salt, or can I trust what REA are telling me about other interested parties and/or offer amounts?

    Agents shouldn't be disclosing offers to other parties.
