Lost out on dream house - is there anything I can do?

    Hehe, yep! Mine was the cheapest nastiest ugliest home in the area. The only thing I could afford, but it was MY cheap nasty ugly home, and that was OK.

    It sure does. Not long before it's "just a house".
    Maybe it's a bit different If you have a roundabout type driveway and a butler waiting next to Bently...

    But OP, if it's for your first home, it's probably not really your dream forever home.

    I am sure another opportunity will come!

    Cheer up, it's not a nice feeling when you get emotionally attached to a property and miss out. We offered under asking price for a place that I was drawn too.

    Missed out to someone else. Turned out their finances fell through and we got the place less than our original offer. Was it our dream house? Don't know still haven't been inside it ;) What will be will be.

    Thanks everyone. Your comments have been very helpful. I still wish we had offered more but I'm sure it's not the end of the world. It doesn't help that the house was in an area we love and where only 12 houses were sold last year. Ah well, we will be patient.

    Your first PPOR is just a learning sandpit anyway. You figure out all the things you actually need in a place. I know you've rented before, but your mindset is different when you rent. Doesn't count.

    So house one is for learning. House 2 is the dream house.

    That's still a house a month. And sale volumes were down massively last year, compared to the average.

    A couple of years ago, when I was purchasing a house with my ex, we found this great house that had it all. Unfortunately, it was very overpriced. My ex at the time, who had much more property experience than I did, told me to let it go and to not get emotionally attached. I was willing to pay more for this house. Good thing I didn't, because the REA then suggested another property that was VERY similar to what I was after and about 60k cheaper too. After a bit of back and forth bargaining, we ended up getting it.

    There is always something else that comes along. It's hard to remember that when you fall "in love" with a particular property but I have found in life (not just with property), just because something doesn't go your way, it's not the end of the world, and there's usually a silver lining somewhere.

    One of my favourite property sayings is:

    The next great/dream property is “just around the corner”.​

    So, keep walking/looking. The sooner you start doing this, the sooner you will make it around THAT corner and find the NEXT great/dream property.

    Out of all the residential property in the world, it is naive to believe that there is only ONE dream property for each of us.
