Looking to Manage my Own Rental - Tools/Services Available?

    Hi All,

    I've always had my rentals managed through an agent, the latest lease is coming up for renewal soon and was considering the prospect of managing it myself.

    I was wondering what tools, software packages/services are available in Australia to aid the process, something like Rentify in the UK seems pretty close to what I'm after.

    Please feel free to post any other online tools you thought were helpful!

    PM tips for software/business

    I am finding new things all the time, there are also android apps.

    The thing is, you need to set them all up with loads of data and run them before you find if they do what you need.

    You have less requirements if you will only ever manage your own, but you need to list the features you want then compare with the hundreds of offerings out there

    Why oh why would you want to self-manage? :eek: Sure it's easy... until a tenant's in arrears, or constantly harassing you for unreasonable upgrades, taking you to the tribunal or god knows what else.

    There's a reason that there are professionals who do this for a living. I'm more than happy to pay them for their service. I can't understand why people wouldn't.

    In my experiences as a tenant the private leases were so much easier to deal with. I had good landlords mind you and I considered myself a good tenant. My sample space is pretty small but I guess I was hoping to replicate that..

    Make sure you're well across the state legislation, fire alarm compliance is a big thing, you'll need to have reliable trades or use an emergency home assist product for emergency repairs/callouts, I use RACV product in Victoria. I just use excel spreadsheets for tracking all expenses and rent from bank statements.

    I have self managed for more than 10 years across 2 states. No major issues but I do keep up with changes in legislation and follow proper processes for anything that happens. I just track everything in Excel. In WA there are templates for nearly everything required. Each state will have great resources on the state government website.

    It is only for my reports ...I use Moneyworks Gold for my financials ...the physical management are done by property managers

    Do you run your debtors and prepayments on excel or on a set of debtor ledgers?
    Are the states both in Oz or in the USA too?
    Do you store your registered leases/charges/easements etc on the tenant/property files or just pull them off the Government land register when required?
    I am keen compare look at other peoples system as my excel rent schedules are getting hard to manage when I have 150 columns and multi outgoing charges made during the month.
    Oh I wish all my tenants paid once a year (in advance!)

    I have never found professionals that could handle commercial and residential multi country

    Do rely on tenants being aware of legislation or do you check their records ?

    Have to give them a rental guide from Consumer Affairs in Victoria. Yes, I do check bank balances, pay slips, past rental history- is that what you're asking?
