We have a budget of +/- 950k and are looking for a PPRO in a public high school zone in eastern / south eastern / inner city suburbs. Would very much like a house with some backyard, 3 beds and 2 baths, happy to do some small reno if necessary.
We are likely to sell and move on after kiddo finish high school. Any suburbs presenting good values now?
    Have shortlisted the following:
Mostly schools with VCE above 15% (for study score over 40)
Balwyn High (very unlikely with this budget)
    Box hill high
    Glen Waverley secondary
    University High
McKinnon (very unlikely with this budget)
    Any other ideas?

Not a chance in any of those zones, maybe try Vermont or viewbank

Consider renting for a year within the catchment area until you gain a position and start school, then purchase elsewhere & relocate.

The popular schools make it a point to check its students' addressses every year....this wouldn't work

Not true, once a student is attending the school residency in the zone is not required.

The following is from one of the schools
(The similar message is published in other schools too)
This is taken very seriously by the schools- too many parents have used the method mentioned here to enrol theirs kids

"As xxx School is a zoned school, permanent residency within the school’s zone is essential. The demand for places far exceeds the positions available in each year level. The school endeavours to maintain the integrity of the school zone and does require evidence of continuing residence with the zone"

“Due to the exceptional growth of the College’s student population and limited infrastructure, we are often only able to enrol students who reside permanently within the College’s zone. We expect students’ families will remain permanent residents within the zone for the duration of their child’s education at McKinnon Secondary College.”

What does the policy go on to say about removal of students who on longer reside in the catchment area?

Yep, an expectation not a requirement, many students live outside the zone.

The school doesn't do a check.

I think permanent residency is required when the student enrols, not on a permanent basis.

As I understand it public schools cannot remove pupils for residency reasons once they have began attending.

Yeah, I figured it was something that’s technically meant to remain the case, but a threat that doesn’t tend to get followed through on.

Balwyn has a statement about not guaranteeing ongoing enrolment if you move, but again, I’d be surprised if they have followed through on it.

If it's not enforced now, it doesn't mean it won't be in the future. The demand for these schools will only keep going up.

    Rentvesting is possible option ...

I use to rent in Bentleigh east but more closer to McKinnon and with-in the zone. My strategy was rentvesting and worked out well for me!

We would consider renting too if we cant find an ideal property.

Just the thought of paying taxes on the our rental income of our current home put us off...
