    A complete re-gyprock, bathrooms reno and kitchen, doors etc. Bascially take it to the frames and resheet the lot. Bobcat the yard and agree adding a GF maximises potential returns. Seems priced well under potential.

    Sort of job a budding renovator could DIY the strip out and then get trades in. Insurance may be a issue as may a bank lender.

    Love the split system hanging out front o_O

    Depending on the level of the reno, should fetch around $750k.

    Can get a cheapish kitchen with stone benchtops for under $5k, flooring, paint, fix the ceiling and address whatever the issues are. It shouldn't be an expensive job, especially if you can do it yourself.

    Yes, some new gyprock as well, but if you're a FHB and don't have much in the way of cash, I'd just plonk paint on everything and address it later. Kitchen is grotty, but clean it up, and it will do until you've the funds to put a new one in. Same with bathroom.

    so do we reckon someone was in the ceiling cavity, lost their footing, and came through the gyprock?

    That's the sort of "reno delight" I prefer. Doesn't appear to be anything structural to deal with. Fix up the easiest bedroom and move in. Then work through room by room.

    Yep, nothing too hard to do. Like I said, perfect for a FHB.

    Who knows. We did one with a huge hole in the dining ceiling. Tenant didn't inform that there was a leak in the roof. Eventually the water collapsed the ceiling. New plaster, a couple of new tiles and a new whirly bird & it was done.

    I think you peeps are being optimistic. I reckon it's 650-700k.
    It need a lot of and for somone who isn't a tradie an inexperienced it will end up costing a lot.
    Add stamps and fees, land tax all for $480wk gross... well it seems gross to me.

    Probably decent ROI on the GF, but you can build one of those on almost any property.

    Ah, but you're looking at it from different eyes.

    A newbie doesn't have land tax, and if it's to be a PPOR, it's a good step up for the right person. As I said originally, it's good for someone hands on.
