    Seems to be a lot for sale in Loganholme at the moment, I have one there so I keep half an eye on it. Can't say I have seen much price movement lately.

    Sorry let me clarify. Although he specialises in the Marsden/Crestmead, the auctions included surrounding suburbs also not just those 2 areas.

    I havent seen much in Loganholme either but thats from an agent on the ground - who is there everyday so I would say he is more informed than us. I dont know though.

    I'm definitely seeing growth in Crestmead, Marsden, Park Ridge areas though thats for sure as I posted in the other thread with some figures.

    Yeah well thats why you DYOR. I dont believe out of 11 auctions all passed in in Logan either. So that agent is probably talking **** as well.

    All I do know is that there are definitely places in Logan heating up. I can see from tracking the monthly moving averages myself so that I am confident on.

    Auction clearance rate is never a good barometer esp for Logan. They're definitely good to pick up a bargain when it's divorcee or mortgage possession that have to sell on the day.

    Hey breadboy......in relation to those areas going quiet due to Southern investors pulling out...did local FHB start buying in? If not that region is ******!

    Can't confirm @sash but from what I'm told the OO market is still plodding along. Me thinks APRA has had the desired effect :(

    Yep...that is why one now needs to target markets which FHB buyers target also...that will drive demand and prices follow...

    Bit of an on the ground update on the suburbs mentioned in the op.

    Noticed that more and more properties are being listed with "contact agent" and the ones with a price all are usually "offers over". Sellers are getting good offers.Seems to have slowed down a bit since q2, a bit more stock being listed. Buyers are willing to be a bit more patient. Buyers are paying top dollar for the right properties. Seen some houses that were bought for a quick reno profit and in the space of less than 3 months sell for a tidy profit.

    Lots of higher end stuff for the area selling especially if it's on a big block.

    If interest rates stay steady for a while, you won't find a 4/2/2 on 800m+ for under 600 in those suburbs.


    I think this was a nice buy for the future. Plenty of development in and around that area. Wonder if anyone here bought it?

    Also a new development in Daisy Hill called the avenue is being advertised. High end townhouses essentially. Asking top dollar, lots of Asian money in that area as it's right next to John Paul college. And this new development is literally right next door to it so very interested to see how the sales go. One auction I attended down the road from this had about 60+ people and 17 registered bidders, I was outbid and two Asian families were bidding. Sold for about 60k more than a moderest evaluation. Prestige properties are selling for $1mil+ in Daisy Hill. Lots of money coming in. And this is 25km from the city, which to some people seems light years away. People are realising that with the highway access that city run is quicker then some suburbs that might closer to the city but the roads are shocking.

    Couple of house and land packages being advertised by simonds in tanah merah $850k on 2000m2. I have definitely noticed empty blocks moving quicker, blocks that previously were sitting for 6 months selling. And houses on large blocks 2000m2+ are in high demand.

    From 670k to 870k for a town house. Now that's top dollar. Not bad considering they paid 900k for the block a few years ago.

    Yeah I checked out the sreet. Definitely not the best. Under offer now though. Still a cheap price for daisy hill.
