    @Fungus - I'll be available in the afternoon around 3:30pm...I'll have my little inspections officer with me though as tomorrow daddy day care is not available for the afternoon. Call me as I will be out and about early - 0425225678.

    I'll be at 31 Ellen street Logan Central to check progress of painting, then off to spotlight to get the curtains for the house as tenants due in Friday.

    As others have commented although Runcorn is close to Logan it is a couple of suburbs away and lightyears away demographically. Its surrounded by Sunnybank hills, Eight mile plains and Sunnybank which are far more in demand than any Logan suburb hence the large price difference. The area along Beenleigh rd near Daws rd and Nathan rd is probably where you are talking about as this has many old highsets similar to Logan. The plus for the area is its proximity to the Beenleigh train line and Fruit Grove Station and Sunybank Plaza/ Westfield Garden city. The area around Nemies rd has several new estates, well not new anymore, most of that area was bushland until the late 90s. Now numerous estates have appeared with mostly brick houses, Dawson rd towards the east has large numbers of units/townhouses.
    I personally think its a good suburb to invest in but prices have already moved significantly it would appear.
    Try to buy away from the Bradken factory near Beenleigh and bonemill rd as bad odours can be smelt there depending on the time of day.

    Hi all,

    Having a last minute unplanned trip to Logan today due to the Bank Holiday in NSW.
    Was just checking out some houses on the internet this morning and noticed that the area below Logan Plaza (Kingston) seems to be a fair bit cheaper than the areas between Smith & Compton Road up north.

    Is there something I'm missing...?

    Good advice. Be careful when buying in the upper left quadrant of runcorn.

    This is how I rate the suburb:

    Just near the Warrigal Rd shops - GOLD, but people started noticing this potential about 18 months ago so it's too late, you'll now pay SBH prices to be there (around 650k for a small three bedder)

    Bonemill quadrant - as I said caveat emptor

    Smal pocket north of the train line (all streets named like fruits) - traditionally rubbish but people are starting to notice the potential of being close to the station. Prices have gone up significantly. Big splitter blocks too. I would land bank here for sure if the right deal came up.

    South east pocket - getting too close to Kuraby, some locals may avoid for this reason.

    Everywhere else south of the train line - less desirable but still good areas to invest in.

    fussy vendor or strucutral issues is the only thing i can think of , $285k should sell quite easily

    My observation is the more closer to Underwood (more desirable suburb) the higher the price will be.
    Or another way of looking at it, that pocket between Smith & Compton Rd is closer to Brisbane CBD so price-wise would be higher.

    I'm not a fan of this one.
    Barely a 6% yield.
    Single story.
    Busy main road
    I don't think 285k is under market value.
    Besides a possible granny flat I'm not sure where the value add would be..
    Doesn't do much for me..

    ive driven past that property (didnt get time to make it to open house)

    Its pretty much crestmead (maybe has a marsden address)
    its on a main road (not the worst road but i guess for brisbane standards)

    i think it was last rented for $330
    so not bad if there arent and building and pest issues if you can get it for $270k
