    That was my first thought too. List price is irrelevant, the agent might fully know that could get higher offers.

    Good one to to track though to see!

    yes I agree the lower listing price is to attract buyers. High chance this sells for over 500k. Rarely is anything selling in the 400s now and there’s not enough stock for everyone so the extra competition is pushing up the market.

    448sqm is not bad at all honestly - its pretty good unless you have plans to develop which 90% of buyers will never do in their entire life anyway.

    Many new builds are under 200sqm now especially closer to the CBD especially the newer estates. Very evident in Sydney now too with these 200 odd sqm land sizes.

    Brisbane won't go to that sort of density generally speaking.
    They will always be the 400m2 min standard they want to keep after all the long consultation with the Brisbane community.
    There are small lot code - 300m2 but those are well strategic located area around commercial / transport hubs.

    Note - Brisbane have twice the land mass m2 than Sydney.
    There shouldn't a need unless we suddenly double or triple population over the next 10-15 years.

    I doubt this is the case when affordability is concerned. GC Mayor already spruiking for basketball court size blocks.

    Also the view that Sydney is landlocked like an island is old money BS.

    Sydney can go N and S, and can develop along the route to Canberra.

    If you live in North Shore you might not realise. Camden pub is now in Sydney, used to be in the country.

    As you well know - the land aren't being release all at once.
    It is being dripped feed into the system. Keeping the demand high so it doesn't cause a deflationary land value.

    Yeah I've always been confused by this. You don't have to drive more than 45 mins in most directions before you see lots of open land.

    Places like Forest Lake and other newer community builds and masterplanned estates are already doing this. Heaps of places are 320sqm and Heaps more are closer to 200sqm.

    Council always change their mind. I'll be willing to bet as the Brisbane population booms over the next 10+ years we'll see lot sizes for new developments markedly reduce in size.

    Yeah except there aren’t any more large scale developments left in Brisbane City Council. You’re right about Forest Lake though, would be interesting to know how Delfin convinced BCC to let them go that small!

    Oh, that is change in the discussion.....but true.

    Isn't nsw trying to address this and speed up, or is situation normal, slow release?

    Not just in Brisbane city council places like Ipswich in Springfield/Springfield lakes are also small blocks such as below.

    I'm pretty sure newer places up in Mango Hill area in Moreton some estates are also small blocks so its going to happen.

    I'm almost certain any new estates in the future -whether its Brisbane council, Logan, Ipswich or Moreton Bay we'll start seeing more and more 200-250sqm blocks.

    Honestly I like large land but I absolutely hate yard maintenance. I wouldnt mind myself having only a tiny yard as a PPOR.

    I only buy largish blocks for investment so I can easily value add if I need to add an extension or garage etc....if its for myself to live I'd be OK with a smaller block. Less maintenance the better. More time to enjoy my weekends.

    Other councils are less strict than BCC, so yes they are generally fine with tiny blocks and duplexes and the like. Not so in BCC.

    I am expecting all basic 3 bedders that don't need major work to hit minimum $500k across all Logan suburbs by March/April 2022.

    Plenty are hitting the price point now.

    All 4 bedrooms that don't need major work will be $600k+ throughout all of Logan by March/April - plenty already there.

    Going from West to the East its the same story. Logan is shooting for the stars!! HUGE price increases we are seeing now compared to 2016/2017 times.
