    Definitely not premium to me:)
    But prices for same spec/condition properties are far higher, and a few agents I've spoken to do say that about their tenants too:p

    Often think that it is a good idea to have laundry in garage and a second bathroom in the house. Doesn't seem to have affected this house price.

    Reason this comes up is older properties can go from 1 bath to 2 baths if laundry is relocated into garage. Points against are it spoils the value of the house (internal laundry considered essential).

    If i do the laundry i like to do it near where i hang it (ie. in the garage!!).

    Plenty of buyers out in Logan suburbs. Nearly all for PPOR. Some young families FHB?

    But not everywhere. ..... so the patchy story mentioned hy other posts is spot on

    It's been great reading these comments. Thank you all for your helpful insights into Logan. I'm taking my first tentative steps into property investment and have decided that the Logan area looks right for me.

    I have a ready budget of around 400k, and would like to maximise yield as it's a pension fund to be used within next few years. Which areas would you look at for high occupancy and good yield with nice tenants. I'd hope capital growth is good, but selling is not part of the plan, income is.

    Logan is a good choice for a balanced approach of cashflow and capital growth. There are still places there that the rent will cover most if not all of your holding expenses. Prices are picking up though

    This would be a sub $300k house at the start of Covid. Now it will get close to $350k. Percentage wise that is a massive increase.

    Some very strong results in Logan these days. Heck some places are getting expensive. FHBs will be priced out of some Logan suburbs soon.

    I had someone call me yesterday about property investment in Logan yesterday with properties positively geared at $80-90pw. Does that sound about right???

    Positive gearing is easy in Logan due to low interest rates. Be careful of spruikers. I know of a development selling like hot cakes based on positive gearing and a list of deductable items for tax. The package is seductive but the cost is quite high!!

    Yeah this mob called fs group from Armadale were calling me to tell me about Logan. So I'm not sure....I think it was new properties...

    where is there? Do you mean the sprawling and diverse region encompassing rural lifestyle properties, family suburbs AND bogan friendly patches. Or do you mean you have a childhood memory of the boogie monster from the forests of a dark place called Logan that you don't even know where it starts and stops?

    If the first one goes for over 379 it’s great for the local market. It’s as basic a build you can get in the suburb, located in the less desirable part, one house away from the train tracks.

    Last sold 2016 308k and 307k in 2008. It wouldn’t have been worth more than that leading into Covid.

    I noticed the second one as well, it’s a stretch to say the least, 600k still buys you a lot of house in Eden’s Landing.

    Yeah with the second one they've converted the garage and called it a granny flat lol

    The first one, if it goes 400 or north bodes well given as you say its in the less desirable part of Edens Landing and its a basic build
