Load bearing wall?

    Cheers @mcarthur. He's not doing the painting. Not sure if any painting is reuqired either since i requested for the beam to be exposed. he's going to laminate two Tassie oak beams , same as my floors so should look pretty cool once done!

    OK. I meant on the walls after the plastering is done. If they are good, there shouldn't be too much plastering and if they do *that* well, then you could slap on a little paint yourself as well. I'm presuming they'll open up the wall-ends to insert some more studs for the LVLs to rest on... Also, for the one I've done, the floor under the existing wall was open afterwards (ie. the bottom plate was directly on the piers underneath), so floorboards to match the existing floors were needed to fill in the gaps.

    The place is due for a repaint soon and i actually got a local painter to come have a look and give me a quote so painting should be covered later on :) He took his time thinking about the plastering and he seems like he knows what he's doing so fingers crossed it will pan up well.
    As for the cavities in the floorboards under the walls, we discussed that and he'll try and get an exact match otherwise i would need to hunt for some!
    Only concern is that i sanded/polished the wood floors months ago and was thinking maybe i should get some floor protectors from bunnings just in case

    I am also in the process of removing two walls around kitchen to make open plan living. Any suggestions for reliable and reasonable builders in sydney region. Thanks

    Which Sydney area do you live in? Not sure if you’ve found a builder yet to remove your walls but if you’re around the North Shore, Northern Suburbs, there’s MKA Constructions who do a lot of wall removals. They removed a big wall between the kitchen and the living room at my in-laws and they did a great job. Here’s their website Wall Removal | Northern Beaches, North Shore & Northern Suburbs.     Hey mate, is that LVL totally veneered in Tassy Oak so it looks likes a solid beam or can you still see the laminations from underneath? Any idea where your builder got it?

    That is a cut roof, not truss, many internal walls will be load carrying, so you will need to support anything that is carrying weight.

    It's two laminated Tassie oak beams and yup you can definitely see they are laminated from underneath. I wanted a natural look that goes really well with the Tassie oak floor boards

    And should start charging commission from the builder too ;)

    I'm actually very happy for him and hope that he's actually getting all these jobs
