Have been considering a few listings in Industrial Zones as a PPOR. One I am looking at is in an Industrial Zone 1 area in Coburg North, Victoria. It is listed as a residential building with 3 bedrooms. I am getting a bit confused and finding conflicting/dated information on what the pitfalls and legal details on living in an industrial zone. Some that spring to mind: Check the neighbouring blocks are not noisy nightshift manufacturing plants. Lack of community Potential hoon hotspot at nighttime (look for burnout marks) Potential rezoning in the future (good or bad) Particularly interested in hearing from anyone that lives in/near an industrial area.
I'd be spending another $500-600k to build a factory on it - wouldn't stuff around trying to live there. The Industry 1 zoning allows a caretaker's flat not housing and it doesn't loom like the industry in that area is likely to change for another 20+ years.
Any clear guidance on living in Industrial Zones? I cant spot anything in the CoS. And I keep finding conflicting and dated information on the web
