    Choices are
    1. move further out for same dollar
    2. pay more
    3. wait it out

    1. Added another location to the north east which is nowhere near current market. Better value, and the temperature is 6 degrees warmer.
    2. Yep just upped the budget, selling another place next week.
    3. Spring will bring more to market, that will help with prices if people go away. Let's see how this plays out. Wife viewed a place today and she likes it so I'll check it out Monday.

    Okay let say I signed the contract on Mon and owner accepted on the same day. That means I have Tue and Wed cooling if days, right?

    If I want to have B&P inspection either on Tue or Wed, can the seller reject it for various reasons (holiday, going interstate, hospitals, doctor appointment, etc) as they still have the key?

    How will it work then? I will make all the excuses if I am the seller

    On last 3 houses I bought I didn’t even get B&P done. People would probably fall of their chairs when reading that, but all ours have needed full cosmetic Reno’s anyway, so we basically went in knowing what to look for, and what to worry about. So far so good!. We have building background though. Also know what to look for with termites etc. I think unconditional offers without b&P are the most solid offers.

    Hi Otie,

    My interpretation from what you said is that if I am going Reno there is no need for B$P, correct?
    I am going to bid for a house with need if Reno including paint, floor bath and kitchen.
    I don’t need to do B&P?
    I was thinking that I need it for structure?!!!!
    This is my first time and I appreciate your comments.

    Well he did qualify his statement by saying that he has a building background so inspects the property himself before making an offer.
    If you have no building background and aren't demolishing the house then I would get a structural, building and pest

    I would get a carpenter to check through and crawl in roof and under floor. Pest is a good idea if you don’t know what your looking for-you don’t want to fork out to replace all framing if eaten by pests- though your carpenter would likely notice mounds etc when checking out the framing. If you know an electrician take him along with you to see if wiring and switch board has been updated

    Hi Otie. I have bought a few houses, taken them apart and put them back together again. Because of that experience I have learned what to look for and no longer have a building and pest inspection when purchasing.

    If you are not experienced then I strongly recommend you order a building and pest inspection. Sorry I don't have any recommendations for Laylor.
