Large established blocks Greater Dandenong vs Casey

    Trying to get my head around 2 neighbouring councils and the massive price difference. Looking at large blocks over 800 m2 with or with house to knock down rebuild. Greater Dandenong pricing from $900 k to 1.6mil whereas Casey right next door is from $700k to $900k

    My question here is why the big price difference the area and infrastructure is well established all amenities and transport schools ect all right there. I’ve been driving around trying to figure out what is wrong with the area.

    I realise the further away parts of Casey are new estates and that can bring down an area’s value, but the closer in established parts on large blocks boardering Greater Dandenong minutes to freeway access are still so cheap. What have I missed?
