    Hi!

    I am about to rent out my apartment and am looking for landlord insurance. I am new at this.

    My apartment came with a fair bit of timber joinery (cabinets, tv shelving) and all timber flooring, marble bench top, customised blinds. Hence, I am looking for insurance to cover:

    - the above;
    - rental loss
    - And any white goods that will be left in the apartment as I can’t remove them.

    Building is covered by strata and its insurance.

    I see EBM and Terri Scheer recommended a lot in various forums. But when I read up the reviews on product review, I am left worried.

    Could anyone please share recommendations of a landlord insurer? If you are with Terri Scheer or EBM and had to do a claim, could you also share your experience please?

    I think if you look up reviews of landlord insurance from other insurers, then it may be even more concerning. Although I guess the reviews are mixed in with other types of insurance and hard to distinguish.

    I have found that when it comes to rent default, tenant damage etc, you can't beat these specialised insurers.

    However it is contingent on your property manager keeping good records, especially a detailed entry condition report for any damage and lodging a bond and following up on arrears on rent claims.

    Have done plenty of claims - pip , Ebm , ts - in order of speed, service & easiness.

    Ebm still the better cover though imho

    On the same subject, has anyone had to deal with the mainstream insurance companies?

    I'm with AAMI for building and landloard insurance and their PDS seems proper.
    I wander what are the big differences with the specialised companies?

    From building point of view, I have quite a complex property (free standing with some very big sheds) and their "full replacement" offer makes it very compelling.
    Their rent default and damage seems ok (nothing too fancy. I reckon their have less weeks of cover), but it's ok.

    I actually looked at Terri Scheer and they are not even giving me a quote cause of my land size, so not an option, however, last time I checked - they were heaps dearer then the mainstream insurers.

    thank you! I’ll ask my PM if they have access to EBM as they are not offering tenant related damages online.
