Landgate - WA - Gathering Info for Subdivision

    Hi all,

    if I were to investigate easements and other possible issues pertaining to a block of land that I'd like to subdivide into a duplex/triplex I thought Landgate maybe a good place to start, they sell different reports, I was wondering which would be of interest? I'm thinking maybe just the first 2 or 3 ? What do you think would be most useful?

    Certificate of Title - $26.20
    Contains ownership details of the land and the lodged or registered interests or claims (encumbrances) against that ownership.

    Plan - $26.20
    Contains a graphical depiction of land parcels such as lots, roads, easements and other interests.

    Property Interest Report - $60.00
    A comprehensive property report that identifies interests not shown on the Certificate of Title.

    Suburb Sales Report - $170.55
    Provides the sales history of any suburb or local government, from 1988 onwards.
    (Last 6 Months, 328 Records)

    Gross Rental Value Extract - $8.50
    Contains last three gross rental values (GRV). Shows title and property details as well as past, future and current valuation dates.

    Unimproved Land Value Extract - $8.50
    Contains last three unimproved land values. Shows title and property details as well as past, future and current valuation dates.

    TitleWatch - $31.50

    Pretty much none of them. I've never used any of them over the stuff you can just get from the agent, intramaps, or other free online sources.

    Thanks, Intramaps are good indeed, I’ve just logged on and took a look. What other free online resources are you referring too?

    Intramaps seem to have missing information, for example in Cockburn easements are listed, in Rockingham they aren’t. Or am I missing something?

    Different councils have added different functionality to their intramaps, so yeah it can be quite a difference in the information you can get.

    What other free online resources are you referring too?

    Things like realestate.com's mapping features and sewer plans from water corp.

    But its mostly intramaps and council planning schemes that I use 95% of the time.

    Yeah I've tried that now and the documents supplied are great.
