    Hi all,
    I am in the research phase of my first "development."

    I have a splitter block in dora creek in Lake Mac council area. After speaking with some more experienced developers it was suggested to check the S94's as they can eat into profits from the get go, a local agent has suggested a 3x2 single level retiree special would be ideal for the site and would sell for 400+

    Am i right in thinking the S94's are as follows?

    On 300k
    - $1160 + $117
    = $1277

    This Seams cheap? has anyone had experience in Lake mac council?

    They look like da fees rather than section 94 fees.

    Quick look over (have some deadlines so can't spend too much time) indicates a base S.94 rate for a new dwelling of $13,415.26 in the Dora Creek Catchment.

    I haven't looked into any more detail regarding drainage, roads etc but the 71 page Morrisset S.94 Contributions Plan is available here.

    I recommend giving Council a call and getting a quote from them - they have access to a calculator that presents them with a final figure rather than doing it as a manual calculation.

    Thats definitely not the s94 contribution fees. Lake Macquarie has one of the highest s94 fees which is contrary to City of Newcastle s94 fees.

    Shahin- Thats why i asked because I'm sure last week you said lake Macquarie's s94 was ridiculously high. I'm going to put aside half a day tomorrow to read through/contact council etc, will post my findings for anyone else with interests in lake mac council.

    Update- Dreams of first development crushed. Told by duty planner block of land 1150m2 is too small to subdivide in dora creek as minimum lot size is 700m2

    That's a big suckworthy, but hopefully it changes some time in the future.
    You could always get on the council, seems to be the way to get changes through these days.

    Minimum of 700sqm in Dora Creek? I'm pretty sure the massive proposal from Moncrieffs on the old egg farm paddocks has blocks a lot smaller than that. The link I've posted below doesn't specifically say (it just has large, standard and small) but there was another document kicking around back in 2010 or so that had blocks as small as 450sqm on there.

    I'm looking at Dora Creek on the online mapping and the minimum lot size is either 450sqm or 40ha...

    You want me to check? Just give me the property address and I can tell you in 5 minutes.

    @Davothegreat yeh not specific land sizes there, will keep an eye on it, although id want to get mine spit and built prior to that development happening.

    hahah i am not but maybe it could be a good time to take over dora creek workers club for the reception!!

    It seems like maybe i was getting some incorrect info from the council..
    Back to the drawing board. will post updates!

    What is that workers club like. Never been to that one yet. We usually go to munmorah Bowlo or the doylo.

    I haven't been there in years but Dora's Crack workers was pretty drab the last time I had the pleasure.

    yeh drab is a good description,
    My grandparents had a holiday home in dora creek, would spend the weekends or school holidays up there, i ended up stopping into the workers club to have a beer with my grandfathers mate last friday.

    Its not quite cracker jack style, but its pretty ordinary. but the beer is cold so can't complain

    Hey mate, did you confirm if the minimum lot is 450sqm? Did you mean you are looking at building a 3x2 single storey house?
