    i really think this area will boom , Lake Haven on the NSW Central Coast.
    I get those secret investor reports in my email and it even mentioned this area so i decided the last few weekends to drive up there and try to buy, yes i said TRY because others are too.i think i have now succeeded and it was more because i bought in cash that i think they accepted so quick.
    I wouldnt of bought here if i didnt think it had potential.

    Houses are going up towards 400k and over now.
    I believe they will eventually hit 500k

    Big shopping centre , a lot of schools, 1 hour drive from Sydneys Northshore .

    How many areas are you looking at, at any given time? I'm not familiar with Lake Haven but what are the drivers for growth?

    Families !!! That cant afford to live in City but go to work in Sydney .
    Big recreational centre, 5 minutes drive to Sydney and Newcastle Freeway.
    Big shopping centre.
    WaLk to schools.
    15 minute drive to beach.

    This is the Northern part of the Coast which in recent weeks is going bananas.

    im now in the process of buying an IP in Lake Haven .5 minutes walk to the Shopping centres and schools.
    I told this agent that i had cash and he had 24 hours to decide my low offer , 10% down immediately, no cooling off period,and they took it.
    I will post pictures once its all settled.

    I concur with the above.

    I do worry on whelther you are buying on emotion or the 'not wanting to miss out sydrome' . Hope its a great buy for you and you have a good network of people providing you sound advice.

    Damn, I was looking up there earlier this year but got knocked back from the banks cos I'm on compo so looks like I am missing some great deals. When I went to about 6-8 open inspections half were already sold before the first open and there were a stack of properties for $350k. Looks like some decent growth by the sounds of it.

    Thanks Brian, i didnt know they could knock you back because your on Compo?
    It seems to be disability discrimination to me because you are still being paid a wage and have payslips.
    Maybe look more towards Budgewoi areas for under 350k .

    Your right, thats why i had told this agent emotionally i was sick of going to these open houses and waiting for weeks for prices to be accepted etc and i wrote that on this forum so i told him i had cash im not going to play around waiting weeks, your client has 2 days to decide, i will get the building pest inspection done etc and they accepted .

    That is a fair bit. Maybe Mum & Dads seen it as a hotspot in a magazine?
    Not a fan of buying near the peak.

    $99 a year for NSW only.

    Lake Haven for those that dont know is around San Remo, Charmhaven , Bluehaven, Toukley, Areas.
