Kit home as extension for PPOR

    Hi all,

    We’re looking to add an extension on the back of the house and. We came across a company doing ‘kit home’ style extensions with a linking passage way (something link this) and it looks like a pretty affordable way to add kitchen/dining/lounge to the rear of the house without too much reno on the existing building.

    We’d try to create flow/continuity through matching wall colours and flooring.

    Does anyone have experience with something similar or thoughts/concerns about why it wouldn’t work?

    Is that mainly around the owner-builder issue? The plan would be to get the company to construct on-site. I wouldn’t have the confidence to put something like that together :confused:

    Some lenders still skittish with kit/prefab and will generally only pay on completin of project v progress payments

    check with your banker/broker I suggest

    Make sure you understand exactly what the kit contains, and what extra costs you are up for to complete the build and fit it out.

    Yeah good point. We’ve factored in extra costs for plumbing/electrical and renos required to link the old and new. Probably worth us going over it again though!

    It’s still early stages for us. Realistically we probably wouldn’t be able to make a decision for at least another 12 months but we’re just planning for the future. It would be great to hear what your experience with them is though. We went to the display village at Clovelly Park and the sales guy seemed pretty genuine and open.

    Yep, we went to the same. We were originally going to do a granny flat but they aren't allowed in our suburb, so we're doing it via the 'link' instead. Our home was due for an extension as well, and this way we can get best of all worlds.

    Unfortunately the setback from rear fence in our suburb is 4m but Neil at Clovelly Park changed the design from a rectangle to a L shape that fits. Haven't given it the final go ahead yet though.

    It isn't a kit though, not sure where that idea came from. Its on a concrete slab and constructed onsite same as a normal house. The cost saving comes from not having to do all the engineering involved in joining the slab, footings or roof lines.

    My only advice is go in with an open mind in terms of cost. Add about 50% to the list price. The ones at the display are fully tricked out and are not the standard inclusions.

    Yeah, good point about the price. We spoke to Mark at Clovelly Park and he said they’re fairly flexible with layouts etc. They just needed to know what space they had to play with. We’re only looking at adding kitchen/dining/lounge but we’d also like to glaze a lot of the northern wall that looks out on the back yard.

    The base plan we were looking at was fairly simple (MOD 45) and the brochure we were given had “kit price”, “lockup price”, “list price”. It also has “pre-cast concrete block footing system” so I assumed it was a kit home with bearer and joist construction?

    Hi DT, do you know which suburbs in metro Adelaide do allow new granny flats?

    Zero allow them to be rented separately, so reduces the point of them a lot. Heaps allow them on your ppor for additional space
