    Depend on the hardened mindset,2011 Brisbane Floods one we had and still control that went above the roof-line by about 2000mm took our small boat in lined it up on the GPS and we both thought the 1955 cottage was washed away.. ..
    So i jumped in the water went down and touched the top of the roof ,then said to my ''Wife'' either way as we both knew we were not covered for that type of flood it if was gone we still had the land and as you well know it's not what sits above the double block above 1000sqms it's the land..

    I no longer work with him but he has bought 7 properties since then. I will try and get intouch and see what his thought's are. He has been burnt before and is playing it safe from what he said back then

    no one can perfectly time the markets

    but property markets for example, boom cycles on average may last 2 years or more??

    Watch for the signs that indicate a rise ie auction clearances, sales, days on market, under offers etc

    If you see these signs and get in say 6 months of the rise you should be able to ride it and make money.

    Great, am sure not an easy decision

    is this in part due to the policy regarding Interest only loans

    i think a good move regardless, creating income streams

    yep IO to P&I. Just too many at once. If I was holding 3-4 props no problem (most investors) but I'm not in that camp unfortunately.

    yes, but you have been fortunate and smart to ride the boom cycles of Syd, many would like to be in your shoes:)

    Its interesting if you read threads on the topic of interest only loans, and denial of some. They either dont understand the maths or dont have volume to comprehend the impact of this

    I know the maths only too well and spent many hours tossing and turning,..still ongoing lol. @sash pushed me over the edge.

    Well we do know that occasionally the stock will drop 30-60%. 80% in Japan.
    So if you start buying in at minus 35% (around 4600 atm) then you may time the market reasonably well.
    Though there have been instances where it halved or less from that point.
    So you could be conservative and only start buying in at minus 50%.

    Do you think this is the same set of “deniers” who believe they can go 100% to Cash at the top of the stock market and go back in when it is at its bottom?

    Market roaring back to life today....it's going to be an interesting ride this next few weeks.

    US future market up 4% and counting our market roar back
    It rocket today if there is a rate cut

    The only prediction I'd be prepared to make about movements in the share market is that something may happen - or it may not.

    No idea but learn from the master of universe Warren Buffett and Bill Gates
    Warren rarely sell out of his holding, he reshuffle them for regulatory reasons but he always build massive cash pile (he called it an option on all asset class without expiry date by holding cash) and he added to his holding in time of great crash and he doesn't use debt in the market, he said that over and over again in his many letters

    Same with Bill Gates, he said he always has 60% of his wealth invested in the market regardless of cycle and then he build cash reserve.

    Retail investor they think they can out smart the market need to think twice before moving in and out of the market, maybe it can be done for some people but the stats is against you in a big way
