It's that time again - Maintenance Manager / Propertysafe

    More venting than anything, but I'm about to receive another 3+ emails per property from my agent espousing the benefits of propertysafe.

    - Lucky it is a tax deductible investment...
    - Only "high-risk safety issues" are brought to the attention of the property manager
    - "Lower risk issues" are hidden from tenants and property manager.

    My property manager is recommending that I get a report that they don't get to completely see!

    Another alarmist business trying to start up.

    You wonder what the extent of their insurance cover is? Will they disappear when it comes to them having failed to alert you to an issue that they should have been aware of.

    A report like this will make you very liable to any issues that they highlight and that you don't address and document that you have addressed. There is now a report that any litigation lawyer can get their hands on and go for the LL throat.

    I've actually had clients come to be because they found Maintenance Manager/Propertysafe to be that irritating.

    The premise of having a qualified building/risk inspection done is a fantastic idea. I personally think it would be highly beneficial to have a legal framework requiring properly qualified inspectors to attend investment properties at some frequency (biennial?).

    That said, the way Propertysafe goes about it really gets up my goat, they're trying to win your business by pestering and scaring you.
