    Situation is this:

    - Hot water unit approx 7 years old
    - HWU rusted out causing leak and needs to be replaced

Is this a maintenance item or covered by insurance?

    Replace. Your cost. Not deductible.
New installed unit depreciate provided property is being rented when change occurs. Otherwise seek advice.
Old unit may be scrapped if its being depreciated

Although if there's water damage you may be able to claim that on insurance.

Did you replace the anode at the recommended intervals?

6 years, just out of warranty. I spoke to the manufacturer and they wiped their hands clear of it.

Rheem has 10years on cylinder for some models. I know cause mine failed at 10years + 2 weeks.
