is there such a thing as a consent report - building flood overlay

    Hi

    I have a planning permit for townhouses in a flood overlay area, we have met criterea's within the permit conditions regarding overland flooding etc, Permit is endorsed.

    When applying for a building permit, would this suffice, or is it common to need to seek additional consent (consent report) from council that a building surveyor will request with regards to building in a flood overlay...

    clear as mud...

    Not sure what you mean. But you may need to get a licensed land surveyor to measure the finished floor levels of your garage/dwelling to confirm it has been built above the minimum height, and provide a report to council/melbourne water. Also, if the permit states it must be built at a minimum above 52.00 Australian height datum, make sure your builder factors in a little bit of wiggle room and builds to say 52.05 AHD.

    It will most likely depend on a number of factors - was the application referred to the correct authority.,is the consent under the build regs, or "just" under planning. More than likely the assessing building surveyor will want something specific to the construction documents.
    If the work is already done and a a planning permit issued it shouldn't be a big deal

    if its covered off in the PP, then that will suffice :)
