Is it possible to gazump in Qld?

    Found out the property we wanted is under offer. Is it possible to offer an inducement to the buyer of say 25k and to offer the agent more for the property? Is this possible in Qld?

    If they've signed a contract already, it's pointless. (Ask to be notified if it falls through.)

    If not, your offer must be presented to the vendors.

    Could I not get the agent to approach the buyer with a 25k inducement to walk away and offer more? Would be subject to a 0.25percent penalty which 25k would cover by a factor of 10

    No, once the contact is signed the buyer is legally obligated to purchase the property in QLD. They could pull put under finance or building and pest but if you encourage them to lie for your own benefit you might find yourself in jail.
