Is it legal for an agent to disclose offer for xx amount?

    Yeah, did not mean it to counter you, I only say it because having some difficulty with agent behavior right now, trying to tell me how RE works when I have probably bought, sold and been involved with more transactions than their career has entailed.

    Goes like this---- all opens are cancelled as property is sold, me -so the property is unconditional ? no...... so why no open ? it is illegal as property is sold. So, if they do not get finance ? then will cool off and property will be back on market........ **SIGH**

    read it like this.... I am too lazy, I am banking on nothing going wrong, too top it off, inspections are kept advertised, simple diversionary lies. Doing a great job for the vendor.

    Yeah I feel ya... Do you have someone you look at property with or just you? I reckon having someone else with you makes dealing with bad agents more tolerable for various reasons but mostly gives you a breather from constant fighting to find out what you want - which in your example is a simple viewing. You'd think it'd be as easy as picking up the phone but clearly it doesn't work that way with some agents. Also, I'd imagine it's generally a lot worse in Sydney than Brisbane due to supply/demand.

    I think the more you buy the more frustrating it becomes - It'll be some time before I go again, that's why it's easy for me to enjoy the process even though sometimes I feel like everyone is trying block me - banks, realestate agents, even the weather (flooding a few months ago).

    Also just so this doesn't turn out to be agent bashing... I have found some agents professional to deal with.

    Yeah, usually it is both, it does not bother me a lot except for when it is dealing with our home or future home, if they are too hard to deal with, I just look elsewhere, plenty of fish in the sea, in one area one agent insists on either mis representing the location, or puts zero info, they then never call back or basically play games, solution ? ignore the ads and property they list for the most part.

    The irony is, I do not understand the end game, they want you to call or whatever, but then never follow up, never try and sell, never call back later down the track if you do go and look, avoid talking about price usually, so it leaves me wondering, are they just trying to annoy people ? :)
