QLD Ipswich where to buy

    I don't know the Redbank Plains market really... but I've been observing the Logan market over the past 12 months and there was a progression of advertising, like this:

    1. Asking price $x
    2. Offers over $x
    3. Contact agent
    4. Best offers before x date
    5. Auction

    As the market got hotter and hotter, the advertised price became less and less clear.

    Hopefully Ipswich is entering stage 2 or 3 of the above!!

    Makes sense right, creates more of a bidding war as the market heats up.

    Some very very strong prices in Ipswich now.

    $435k for something like this now in Redbank Plains. Only 386sqm as well. Not a new build either built in 2011. On the house as it min value of 375k and max value at 400k. If you take the smaller side big difference between what the estimated values Vs what is actually being achieved now.

    Can someone shed some light on why riverfront properties in Ipswich are seen as a negative, whereas in Brisbane they are a positive and charge huge premiums?

    Obviously the river isn’t as wide and is generally muddier, but some properties for sale on the river don’t have a single photo showcasing its position on the river, seemingly trying to hide the fact.

    Do riverfront houses in Ipswich generally flood to a higher level than in Brisbane due to the smaller river?

    I could only guess something to do with one or multiple of the following:

    Flood risk
    Termite/wildlife/pest risk
    Bushfire risk if close to lots of trees
    Easements/development/land/other title restrictions

    Are the prices lower than similar properties that aren't riverfront in the same suburbs?

    Assuming you mean Ipswich City, flooding. The Bremer River isn’t as free flowing or wide as the Brisbane River, so flooding is rife.

    In Ipswich City (4304-4305), elevation is king.

    4 2 2 in Raceview around 440k now, still good value in my opinion with build prices skyrocketing.Flood free brick homes $400 week rent.

    12 months ago $315k ish $350 week rent

    We bought a modern 4x2x2 on 500m2 for 350k in Redbanks plains last year, it should be worth around 430k now. Rental yield has also been great. Personally I think there’s another 100k growth before affordability kicks in.

    More than that. Even another $100k its dirt dirt cheap still. Affordability wont be the issue at that price point yet.

    If most of Logan hit $700k+ this boom (I'm sure it will happen as many Logan suburbs already over that price now) - that will mean Ipswich will for sure hit $500k+. No problems with that.

    Because the Bremer is a muddy ditch that floods to ridiculous levels.... and the Brisbane River is the majestic brown snake! (which also floods).

    When we purchased in Brisbane we seriously considered Newtown in Ipswich close to the park as a less expensive alternative. We were worried about commute (express train is just under an hour so not too bad) and ultimately landed just outside of 10km to Brisbane city.

    That part of Ipswich is a really beautiful area with the charm of an old established suburb and great stuff happening for young families. If we were looking now it would be around there no question. With WFH the commute doesn’t matter as much. I’m surprised it hasn’t risen more. Does Ipswich have too much stigma?

    Cos the people who buy riverfront in Brisbane are stupid. :rolleyes:

    Something I've noticed anecdotally: Ipswich seems to be filling up with youngish couples/families who are attracted to character housing, well established suburbs, schools etc but are priced out of equivalents in Brisbane. Signs of gentrification?

    Been happening for as long as character housing has been popular (mid-late 2000s if not earlier).

    Downtown Ipswich has several great coffee shops and a fantastic brewpub (Pumpyard). But then, find a town that doesn’t have that LOL
