QLD Ipswich growth prospects

    Churchill, Raceview and Newtown would be my pick. Yamanto has too much free land. Raceview is pretty much landlocked with almost no new land available.

    Also, I can’t see Yamanto filling up quickly. Next priority area is Ripley. Which I believe is touted to become the largest, medium density, masterplanned community in Australia. This means to me that majority of building and investment will be concentrated south of Fkinders view. This again makes me more excited about Churchill, Raceview and Newtown.

    Overall, I think Ipswich is set for significant population growth, “allegedly”.

    There has been areas of Ipswich of known sinking of the land due to the land being very sort and volatile. There use to be a lot of coal mining under Ipswich itnself before shutting down and swaying with the open cut.
    Underground mining was closed down and deemed unsafe due to several deaths due to tunnels collapsing due to the soil.

    The whole of South East Queensland is littered either mines or reactive soil. Ipswich is not an outlying council in this regard. That’s is why it is always important to seek professional advice, especially buildings and pest inspections.

    Also if a house stood for 50 years it is unlikely that the soul underneath it would suddenly decide to react.

    My PPOR is built on H2 highly reactive soil, the slab with piers was built according to AS2870 - 2011 requirements .... Would a B&P still be required on a recently built (in the last few years) home in Ipswich? Or is it safe to assume the slab was constructed according to the particular soil classification ? My gut tells me B&P ...

    B&P 100% I had 3 under contract in Raceview and Redbank Plains and they all had major issues come up on B&P. All were less than 10 yrs old.

    Thanks for your input @Skinman ... I've read about poor soil in Redbank Plains previously, what were the major issues the B&P identified at Raceview & Redbank Plains ? Thanks

    All the suburbs close to CBD. My pick would be Newtown and Eastern Heights. Don`t strees about reactive soil and other stuff, make sure you complete a full DD before buying.

    Usually B&P would indicate that a house is shifting if there is in issue with soil. Very crudely putting it, think about house being split in two. One half heading in one direction and another in opposite.

    That is why it is important to do a B&P. Not just in Ipswich. Anywhere.

    Houses on stamps and piers tend to tolerate reactive soil much better. They are also usually much cheaper to fix. If it’s just a slab the cost could run into tens of thousands.

    Time is also a great test. If the house is less than 15 years old, risk increases.

    Agree with this. I did a large amount of DD prior to purchasing in the area and settled on these 2 suburbs. Ended up buying in Eastern Heights.

    Sorry for the slow reply been offline for a while.

    The guy who does my B&P is a stickler and I like this as I’m interstate and will never see the house myself so I prefer to know everything then I can decide what level of risk I want to take.

    Main issues were general movement / cracking to structural elements of the properties, such as patio slabs coming away from main slab. Significant cracking of walls / lots of properties on retained blocks with issues as retaining walls move so try to avoid. Doors start to get out of alignment with jambs etc...

    As they were all 5ish years old or newer concern was they were still moving. This coupled with the movement the reactive soils can create seasonal was enough to put me off given I’m interstate.
