IP with a electrical box behind it?

    Hi Guys,

    I heard from my mates that it is a bad investment choice to buy a property near an electrical box because the crowd worry about potential radiation.

    What are your thoughts on this?

    My electrical engineer friends say it's nothing to be worried about. However, I still wouldn't like it near my house :)

    I'm a man of science, too, so I'm not fazed. I'm not representative of current renters, though.
    Biggest thing offputting would be any transformer hum. Common with the older big green cube boxes. Not sure about these modern ones.

    If you can see/hear it from your property that might be an issue. If you can't see it, then I don't think most potential tenants would even know it's there.

    So its a thing, working as a real estate agent people will find any and everything to alter there wants.
    the more important thing is the price and understanding exactly what your buying.

    I personally would not worry at all if the price was worth the potential extra time for resale/rent etc.

    that same crowd is quite fine to study the effects of EMR on their handheld device, thats human nature for you.

    generally the inverse square law applies, so unless there is squllion KV flowing through that thing, by the time the EMR connects with a human in the house, I reckon the fridge in the kitchen is a bigger emitter

    Anyone remember the days of CRTs that would go all fuzzy when you turned your PC or vacuum cleaner or microwave on?

    I agree .... scientific basis or not, it's what the next buyer or tenant thinks about the risk, which will impact on the price/rent.

    I think the big pylons are a thing - but don't think I'd worry about this little one.
    But perhaps factor slightly longer vacant periods in to your rental analysis just in case.

    It wouldn't worry me and I'm with @Rolf Latham on the emissions - not worth worrying about. It can become an aesthetic issue, depending on how close it is to the property however most of them seem to be well away in my experience.

    That looks like a telco DSLAM and not a power box

    I would avoid anything that keeps buyers or renters away. In this case, we can debate how dangerous this power box may or may not be, but I suppose that is the point. Avoiding a property like this removes the ambiguity and questioning of whether this is dangerous or not.

    As Rolf says, perception is reality, and it is enough to keep some people away. So if you have choices, I would avoid something like this.

    I think this unit is. Fairly small. Behind property behind fence
    One has to make an effort to see it.

    I dont think this Transformer. Will have much impact on property

    Regardless of "facts" and Science, I am with John. It would be a no for me due to the questions raised for the next buyer and renters. If you're questioning it, then others are and will too. Someone will buy it, and perhaps they will pick it up at a reduced cost. if that is you then just expect to sell at a reduced cost at a later stage too and know you will have the same objections.

    if stock is not tight in the area, i'd pass.
    If it is an owner occ house and it meets all your needs and you love it then you might overlook it.
    If stock is extremely tight for the area - you might need to overlook it just to secure something before prices run away.
