NSW IP (investment property) options within $1m in Sydney

    Looking for some IP (investment property) options/areas within $1m in Sydney.
    Initially thought of Quakers Hill but looking at the rental returns etc it may not be right area.
    Prefer hills district suburbs but happy to explore more.

    thanks, will look into it.
    Since this is our IP, do you think the rental returns are decent in Kellyville?
    And more importantly as this is our first IP, we also want to understand how much importance we should give to 'rental returns' ( of course more the better)?

    Also Check Castle Hill. You might be able to get away with a Townhouse.

    Depending on your current financial status. I will personally look for a Capital Growth Investment Property if your serviceability allows for it. Why? You build wealth thru Capital Growth/ Equity of course Cash flow is also part of it BUT initially you want to build equity so you can go again and again. Talk to a qualified Financial adviser . Sydney is at the 3 o'clock based on HTW.

    Parramatta satellite suburbs... an older house in Toongabbie.

    You could also consider blacktown, seven hills.

    Why Hills only if it's an investment. Likely to be smaller blocks of land.

    Side question, what is the best way to find top 5 primary and high school (public) academically in hills area? If someone know the area/school, please share the top 5 picks.

    Rental yield in residential without improvement is very low.

    Consider sites where a GF is viable otherwise you will bleed cash and the prospects of CG for the next 2 years are low.
