IP in Western Sydney - Constitution Hill

    Hi looking to buy a family home in constitution hill which is part of the parramatta council and eventually convert to IP
    Close to:
    - Westmead hospital
    - parramatta CBD
    - new western metro line being built in Westmead
    - Public transport: buses and trains
    - neighbouring suburbs growing exponentially in value: Winston hills, northmead

    Other benefits
    - quiet, family friendly suburb

    Can anyone see any downsides from an investment perspective? Or something Iā€™m missing? ie not close to great schools
    Any insight would be appreciated

    Most of CH is on sloping land. Walkability wouldn't be great and you'd have to go across either Cumberland Road or Old Windsor Road for decent shopping/amenities and most times of the day it's busy in either direction. If a family was wanting a quiet suburb that they couldn't afford to buy in, you could get a good long term tenant. But I'd say that the majority of tenants would find a more accessible area to live. Would yields be quite low too?

    Constitution hill not great for public transport. Still a large pocket of housing commission near the Cumberland highway. Lacking in services like shopping need to drive to another suburb.

    My brother lived in the area a few years ago and still holds an IP there. It depends which part of constitution hill you buy. The closer you are to mount and dorothy streets the better. There are some streets within the catchment of Darcy public school which has improved significantly due to changing demographics.

    Price growth has been slow over the past few years perhaps due to lack of infra investment. However light rail might be a boost.

    With the number of new apartments coming up down the hill in Wenty where the shops are, most owner occupiers who love peace and quiet would want to live further away.

    With regards to transportation, with 8-10 minutes drive you can access Winston Hills shopping centre and express buses from Winston Hills M2 towards Macquarie Park and City. You also have Wentworthville and Pendle Hill stations within walking or short drive distance.

    Walkability might not be ideal for couch potatoes and over 60s but it's great cardio workout out if you want to stay fit.
