Hello Property Chatters, What areas would you say are the best pockets within Thomastown and Lalor and which areas would you describe as no go areas? I've had some insights from locals by asking on the Facebook Community group, but at the same time would like the educated opinion of property investors without the bias that a local can have for their own little patch (the suggestions were pretty mixed going between west of Dalton to west of Edgars rd and some comments saying do not buy here). Some people said the suburb has changed a lot not for better but for for worst. What are your thoughts? I am looking to some other suburbs too around different areas of the NW and NE, for ease of getting the comments of those that are area knowledgeable and to have more reach I would create different post for the different areas. All your advice, knowledge and experienced comments are highly appreciated. Thanks.
We bought into Lalor in 2013. Ironically we received complaints about our 2 young tenants being too rowdy - so I assume it must be a fairly quiet neighbourhood! Recently, it was vacant, so we did a fair bit of repainting etc - the neighbours were very nice people, no major issues. The Y-man
Thanks @The Y-man. Interesting! I think is one of those suburbs where it changes a lot from one street to the next one. Where are you? Thomastown or Lalor? Do you find the 2 suburbs pretty similar?
Our IP is technically in Lalor, but really there is no clear differences as such in the strip I mentioned. The station at T-town has been redone and IMHO feels a lot "safer", whereas LLR station still feels out in the wilderness. The Y-man

That property looks amazing considering is so close to the train station. At the same time it seems seems cheap considering the block size and the condition of the house. Can you see anything hidden here? What could be the reason for it to be a lot cheaper than comparables?
It is a bit odd - could be serious underquoting some hidden damage under all that renovation - so important to check for timber damage from leaks etc the "studio" may not be approved by council The Y-man
