WA IP in Rockingham, Perth

    I’m no expert for investment properties, so would appreciate some thoughts on buying my first IP. I’m thinking Rockingham, Perth. I’ve been there before and the area is beautiful! Beach side suburb with pristine beaches, clean town, nice shops, there’s a University and a train station to the city. It’s also not too far out from the city. To me it seems like a hidden gem. Any thoughts from the experts? Is it a good time to buy?

    Great time to buy...but getting very competitive...you snooze you lose. I reckon ...Perth is about to explode like Brissie.....

    I am only going to say this once I am creating the demand rather than being the demand.:p Capiche. Or there is always about negotiation Tony Soprano style...:D;)

    Does anyone think boarders will affect house prices once they open?

    Yep....just as adrenaline producing as being shot at. Just don't get shot.

    Just kidding my strategy is mostly fresh land and build a product. Requires a bit more skill but well worth it in rising market

    It will but Sydney Melbourne brissie people already there buying and stripping things like locusts .

    Snow or skate?
    Not much snow in WA so no.
    Long boarders like beach paths.
    Ramp and street riders like being near train stations.

    Many work for Centrelink so like to rent near the beach or train stations.

    Snow will be the least of the worry for the local *****s at the rate a lot of Easterners are buying. Better properties being bought by owner occupiers...yes even in Rocky.

    Rents might go sub 0.5% vacancy den ya know what appens guv..

    The local market in Rockingham/surrounding areas is absolutely thriving at the moment, we have a 0% vacancy rate and are leasing most properties without even advertising. Just last week I signed up a new client on Monday, and had it leased by Friday when we weren't marketing/searching for a tenant just yet, and we got full asking price.
