    I'd never invest in Caboolture. It's too far out and too many bogans.

    How do we see duplex as an investment opportunities in suburbs like Dakabin, narangba, kallangur , Griffin. These are in Morton bay region . Investment between 530k to 550k, land around 400, rental between 630 to 650k I have dropped the plan to invest in Caboolture.

    I have property in Kallangur which is close to Bolte Crescent. In 12 years it hasn't done that well but am hoping that with the new university and Federal 1st Home Buyers' scheme that things will improve. If you can get a yield of 5% and capital growth of 5% in the long term, you should be satisfied. I agree with some of the other posts which have encouraged you to look at suburbs closer into the CBD.

    Unless you could buy it well under market value I'm not sure I'd bother. 6% yield and only 400m2 land? Much better options closer to the city for less money and a similar yield or better.

    Best tenants out of all my IPs are the ones in Caboolture!

    P.s if you know them don’t let on...they might ask for a rent reduction! ;)

    Can I please have some inputs on what specifically are the good pockets of Caboolture? Especially keeping the Caboolture West development in mind

    My mate just built his first house in the Burpengary east (Caboolture as far as I'm concerned!)

    Zero room for parking, narrow streets with garages all full of stuff already and cars on the front lawns. The house itself was large and new and that's about it. It was near enough to 600k.

    Crazy personally but that's what people think they want!

    It looked to be full of IP too.

    Stay away from anything in Caboolture south (along morayfield road) You can legitimately get stabbed going into those areas at night. I would look at Pumicestone road area as there is a new bunnings being built near the highway or King street area.

    I asked a few agents around, $530 K just enough to buy the properties close to Caboolture or Morayfield. Markets goes crazy elsewhere. Is that true?

    For 530k there are better areas IMO closer to Brisbane and the Gold Coast.

    I visited this property (and street) on multiple occasions and then waste management facility does not smell. The waste site is for industrial appliances, motor oil, chemicals and not garbage.
