    Update:
    After more consultation and research etc,
    we are going to build one Regency style/hamptonish, And one modern contemporary. Two totally different facades so the homes look very different.

    Approx 350sqm each.

    In the planning stages of floor plans/inclusions. If anyone would like to add and advice on things to add, little smart bits and pieces, features to include which are cost effective etc and photos would be great. I'd love to see your ideas. Even if I'm able to incorporate one or two of your suggestions, I'd be very appreciative. You'll get kudos for it once that part is built :)

    Basic features so far:
    5 beds
    3.5 bathrooms
    Front gate house
    Pool
    Pool house
    Tandem 2 car garages.
    Offices
    Study nooks
    @Brady @Westminster @Codie and @wylie and anyone else.

    That's a lot to squeeze into 350sqm. Have you considered having some rooms be multi purpose, ie office/bed 5?

    A 4 bedroom 3 bathroom + powder is a very nice to have, what was the market research on having a 5th bedroom? I've designed a few 4 x 3s and it's master + ensuite, 2 minor bedrooms sharing the main bathroom (potentially jack and jill suite) and then the 4th bedroom + ensuite so can be the guest suite/in laws/au pair suite or third child suite.

    They basically said having 5 bedrooms is a must. Media room is not necessary so we've eliminated that. The office doesn't need to be big, just functional so it shouldn't take up that much space as it's not a room in its self per se. We are actually thinking to have two smaller bedrooms share the same bathroom too, still in the discussion phase of that.

    Once I get some early prelim plans, please go ahead and critique the crap out of it. I'll have the building footprint to post soon.

    The building envelope is in black. We took another look at the existing pool and decided in the end it is not worth to try and keep, so we'll build both new.

    Can anyone suggest some interesting modern/contemporary front facade for a two storey home. I've seen alot and some are fine but nothing so far that's caught my eye. Needs to have some personality to it. If you know of one you like, please post it.

    I quite like this (built by a friend of ours) because it is slightly different to the typical garage one side, entry door beside with longish hallway to the living area at the back and stairs to the top level, that style which is typical for narrow blocks. This front door is behind an outside door with high block fencing on the boundary so it is fairly secure. But many people don't like side entries, so it comes down to individual choice.

    For me, this side entry works because it is obvious from the front, and has a path clearly showing where the entry is.

    I'm no developer (just an accidental developer) but the only thing that stood out for me from your list of "wants" is the "front gate house". I'm not a lover of the front gate house concept at all, and also think you could save money on a "pool house" if you make the entertainment deck connect with the pool, rather than have a stand alone pool house.

    You'll have parking off the other street so garage at the back and not on the front elevation? I'll see what I can find for inspo

    Looks interesting, I think the garage is what's most different in that one for me.

    with regards to the gate house in the pool house currently they are in but it would depend on the budget during the revisions. If you start with less I've realise they will never get in somehow.

    Not bad, I like the exposed brick. I am actually planning to incorporate some of that.

    No the garage is from the front elevation. The other street frontage is being closed up because it's kind of the busier one and council approved both driveways on the opposite frontage.

    Rough idea for Hamptons (ish facade)

    Possibility something like this, add one of those round vents at the top and Bobs your uncle. Just a rough idea so far. the top part under the gable is slightly boring for me but I can work with that. Also I don't want to put too much money into the facades, I want to put a large wack of it into the kitchens bathrooms and some landscaping.

    Hrmm I'm not sold on the brick & hamptons mix... It confuses me.

    I love the redbrick, w/ render & black matrix panel.

    Also big fan of the hamptons style.

    But this is a mix...?

    I like the curved one but I know the cost to build will be affected. I'll see what my estimator says. Thanks!

    Red brick one no no...too old school units for me.

    I don't like this at all (sorry).

    I love the curved wall one from @Brady but take your point about cost.

    And I love the ones in Post #38.

    If it was me, I'd go modern and not Hamptons.
