Hi Guys, can anyone enlighten me on which areas of Inglewood and Maylands are the better areas and which areas I should avoid?

thinking young family, away from busy roads and crime etc

    thanks!

I would pick Inglewood over Maylands, however it will be higher entry point. Look at the Avenues, there are possibilities of sourcing potential development site, but you will pay a premium for this.

With Maylands the best part is west of the railway line if you want the Mt Lawley/Inglewood feel. Once you go east of the railway line towards the river there still are some nice pockets but also some decidedly average bits.

With Inglewood, south of Dundas is primo but that does push you further away from the primary school which is a great primary. There is a circle around the primary school that is also nice. East of Beaufort is less primo but still generally considered better than the primo part of Maylands which is right next to door.

Potentially living on Beaufort Street, Central Ave, Railway Crescent, Whatley Crescent or Guildford Rd should be avoided unless it's the only way to get into the area.

    Perfect rundown, thank you!
What are your thoughts on the Bedford pocket south of Grand Prom?

It's also nice, even some streets north of Grand Prom (and south of Coode) are quite picturesque and tree lined.

Watch out for the cheap flats which are very ghetto in Maylands.

    If Google correct 300m2
A 95 build so if Built Strata if all owners agree may be possible to make Survey Strata which would add value.
Looks untidy. A outside clean up, clean bathroom tiles, new shower screen and cabinet would add value too.
But maybe not the best area but during the day area seemed ok

    Inglewood living on Bedford money

Theres only 2 streets I believe - Rosebery and Salisbury

No issues on east of Beaufort (got railway options too). There are a few older flats in the area, Dont think theres any issues but might avoid being next to it

But great place to live. Inner city meets suburbia (<5 mins into mt Lawley and Morley)
