Incorrectly acquired an extra property - kind of

    Hi All,

    I purchased a duplex on a single lot last year from SA Housing Trust, in Sep 2014
    SA Housing trust also own the lot next door, which also has a duplex.

    I own 1 & 2 / 11 on one title.
    SA housing trust owns 1 & 2 / 13 on one title.

    However I have received bills for the land on all of:
    1/11
    2/11
    2/13

    I checked the original legal docs and there was no intention to transfer 2/13 to me.
    So I conduct a title search on both, I wonder if I've gotten an extra property thrown in for free :)

    Result is:
    I own number 11 (one title) on the title search.
    I own unit 1 on it's valuation for rates, ESL, land tax etc.
    I own unit 2 on it's valuation
    SA housing trust owns number 13 (one title)
    SA housing trust owns unit 1/13 on it's valuation
    However I am the owner on the valuation for 2/13!

    So my question is - what does this mean?
    Is it just an administrative stuffup that Revenue SA can fix easily?

    I don't see how individual units could have a different owner to the torrents title for that lot? These are not strata titled..
    Can it be fixed with a simple phone call?

    Not sure i understand your post but it sounds like SA revenue dept thinks you own property which you do not.

    In SA, you can get the valuation with the title search.

    The valuation lists the owner independently of the title it seems.

    It's the owner on the valuation who gets the land tax, emergency services levy, and rates.

    Seems I'm the owner of unit 2 on the valuation, but not the owner of the land..

    I've attached screenshots of the title + valuation records to the first post.
    I also got my first bill for their unit 2..

    Yup just call them up. There's a number on the back of my ESL to dispute valuations. I'd be disputing the owner field, unless they want to make the title owner match? :p

    That's what I should be asking them :) Please fix the registered proprietor on the title to match the owner
