Improvements that add value

    We are looking to renovate my PPOR and sell in about a years time. We're thinking new kitchen, new bath, shower screens, flooring throughout, new lighting. We are contemplating whether or not to put a deck in. We would be doing all the work ourselves and probably spend around $10,000. Is it worthwhile doing, would we get that back on a resale?

    Anything else that we could think of doing to help add value?

    What kind of outdoor entertaining space do you have at the moment? This is a good source of value, and your proposed deck will probably help a lot there.

    What is your internal and external paint job like? Good bang for buck available there.

    The one that works really well is somehow you can add an additional bedroom under same structure?

    We do already have an area outside that we currently use as an entertaining space. (Under a grape vine) The house is elevated which lends itself to a deck off the kitchen/dining.

    Paintwork is fine. Inside is neutral and bright and outside is brick.

    If you can get all that done for $10k then I'd go for it!

    Yes, a coat of paint inside usually gives a good return. As you say, new lighting also but look at changing the light switches at the same time if they are dated.

    I also say if you can do all that for $10k then you surely would get it back on resale. I just don't know how you can do it all for $10k?

    Sorry I meant the deck would be $10,000 not the whole renovation.

    Wish that price applied to me once. Over $6.5k for 140 sqm of silver top ash decking (90mm x 22mm.) But add on the cost of powder coated steel posts, insulated roofing and concrete then welcome to the drain on the back pocket. Looked magic when finished though and I guess it was a selling point as most potential buyers made comments along the lines of "Brilliant!" "How fabulous."
