    Hi All,
    I'm thinking of buying an investment property for $60,000-$65,000 ?
    I want it for cash flow . Some capital growth would be good .
    I think a house is best . I prefer to avoid regional but I'm open to it.
    I'm looking for a good return , hopefully 6% or more.
    I'm open to commercial because I realise it's a better return due to less outgoings .
    I'm very cautious about it though.
    Any thoughts ?

    $65,000 will restrict you to rural areas and mostly not in Australia.

    I would have said buy in Atlanta, USA, but I think you need close to $100K now and that would not include a renovation.

    We need to come up with a list of where you can buy properties in Australia for $65K???I did not actually think it was possible today? and just say it was would it be a viable proposition in terms of long term growth and income.

    Older properties can cost a fortune in maintenance. Also regional areas, not always possible to find suitable property managers or any property managers.

    Since you are talking about having options like avoiding regional areas, buying a house, open to commercial etc.... Just wondering if you actually meant $650,000???

    I'm sure you can find a spruiker who'll say it's doable and part you with your money, if you're that keen to have an 'investment property'

    Where are these $65k free standing houses at? I might buy 4 or 5 in cash.

    I can only dream of having that kind of money but if I did I would be looking to buy water front in Point Piper personally. Or maybe diversify and buy one house in Mosman and another in Toorak.

    if $65k is a real figure I would recommend using as a deposit for a 90% lend.

    Loan people???? - advice would be good.

    Where would you be able to buy a $65k place that's not regional?

    I don't even know where you'd land one in a regional area for that cheap.

    I have seen real dumps of semis go for this in Davoren Park/Elizabeth.. but you would need to put 25k into them
