    Kensington is just next to Kingsford. Is that because Kesington is a bit quieter ?

    Kingsford have a lot of students, while Kensington has a good mix but it's also more expensive. However, I like Maroubra better of the 3 - shops & near the beach, hard to go wrong :)

    I like Maroubra and Randwick. Not sure if it is worth buying one bedder there ?

    Greensquare once prices come down a bit more. A train station and a metro line in planning. I think it’s a good option. Close to city too.

    Can you articulate the factors between the 2 suburbs that lead you to your conclusion on why you think this, for those of us who are learning?

    Quiter area, more potential for change, not overly dominated by investors, more even spread of demographics.

    OMG. You know it all. PIA is doing appartment blocks in Zetland / Rosebery. Almost entirely sold to OS Chinese. I went for inspection they are so small. And layout is strange. It seems to me they are sold unseen and at insane prices. They guarantee yield for 2 tiers if I’m not wrong.

    I did go to PIA once in their Burwood office and never liked their plans. Their builders are generally no good as well as PIA just work with them and flog the apartments off to overseas Chinese.

    The only thing that saves them is that the general Sydney market took off for last number of years. Let's see how it goes now that the tap is being turned off ....

    I’m feeling they found or know a loophole. They are still building blocks of units which means they are confident settlement will happen. They even have a PM agency now for all the OS buyers to manage rental of properties.

    Avoid south Maroubra
    That's Fitzgerald to Beauchamp Rd

    Extremely high content of Housing commison flats.

    The are has looked crap form almost 25 yeas that I known it.

    Try to buy closer to Randwick Coogee end.

    Also be careful next to South Coogee next to cemetery also and enormous Housing Commission estate.

    Even the houses like this are all houso stock and 3 story red brick homes.

    You will know ones you drive around.

    Much better than Hillsdale or Eastlakes though.

    i would look at zetland victoria park.. will pass on anything outside victoria park. ie botany road, Elizabeth street, bourke street etc.. means you wont be looking at any new apartments.. the last one finished about 3-4 years ago.

    there are heaps going up in randwick kensington and kingsford too. zetland has its own "hub" vs the rest rely on other suburbs for services which means driving to eastlakes, supa center, danks st waterloo or east village zetland.. might as well just live in zetland.

    no train for all of them too.. bus only and construction everywhere until god knows when. no construction inside victoria park.. hasnt been in the last 3 years :). and 2beds still going for $1m.

    i dont see why u would live in the "east" over greensquare at the moment if ur living in a unit..

    Lol, you must be getting paid by someone if you're coming on the forum telling people to buy in Zetland over the eastern suburbs and for $1 million too!

    i think the someone ur implying is pia and bridgehill.. still trying to get jqz and mirvac on board.. progress is slow but i am here for the long run

    the cheapest and smallest is at 880k ..

    some hit 1.15 or 1.2m

    Agree there are parts if Maroubra which isn't great as you pointed out but not all Maroubra. I used to live near Pacific Square and it is great spot. Turned my place into IP and never had vacancy issues.

    Randwick and Coogee is great too but cost much more for similar apartments.

    I would avoid Zetland like fire. Overcrowded. Busses are always full. No other public transport options. It will be a nightmare once green square finishes.
